How a good remodel runs

  • A written quote. The full price broken down with itemized allowances. Unexpected findings mid-build (rot under an old cast-iron tub, a plumbing stack that needs replacement) get a written change order before work continues, so the final invoice holds no surprises.
  • Permitted work. Real remodels run through the City of Roanoke or Roanoke County permit and inspection process, handled by the contractor. It protects the work and your resale.
  • Real waterproofing. A proper membrane system (Schluter Kerdi, RedGard, USG Durock, or similar) with a water test before tile. It is the difference between a shower that lasts 20 years and one that leaks in 3.
  • Licensed, insured, in writing. Established remodelers carry a Virginia contractor license and insurance, and a professional quote reflects it. Any license can be looked up at the Virginia DPOR site.
